Welcome to Villa Apricot, a place lovingly built by our family in the picturesque Split, Croatia. Although we live in Austria, we wanted to share this special space with you.

Villa Apricot combines spacious comfort with modern furnishings, ideal for those seeking relaxation and immersion in the local culture. Our father built this house as a loving home for us, and now we open our doors to guests from all over the world.

We want you to feel not just as guests, but as part of our family. Discover the beauty of Split, enjoy the warm hospitality, and create unforgettable memories at Villa Apricot.

Rules

The legitimate rights and obligations apply to all residents of this house. We have therefore asked you to comply with this order.

  • 1. Quiet times and noise avoidance:

No parties/events may be celebrated. Every tenant has to work to ensure that there is no avoidable noise in the apartment, in the house, in the yard and on the property. Special consideration is required between 10:00 p.m. and 7:00 a.m. During quiet times, radios, televisions, CD players, etc. are to be used at room volume. On Sundays and public holidays, the rest periods are all day.


  • 2. Security:

Front doors and courtyard doors must always be kept closed between 10:00 p.m. and 6:00 a.m. for security reasons. The escape routes (house and courtyard entrances, stairs and corridors) must always be kept clear. This does not apply to prams, walking aids and wheelchairs, provided they do not block escape routes. The house entrance and terrace doors should always be closed so that they cannot be accessed from the outside without a key. During the cold season, windows in the basement, in the attic and in the stairwell must be kept closed. In the event of rain and storms, the windows must also be closed. As far as this is recognizable for the residents of the house, leaks and other defects in the gas and water pipes are to be reported immediately to the responsible utility company and the landlord. If you notice the smell of gas in a room, you must not enter it with the light on. Electrical switches are not to be actuated. The windows are to be opened, the main shut-off valve is to be closed immediately. Grilling with charcoal is generally not permitted on the balconies. There is a grill on the terrace for this purpose. The storage of flammable, easily flammable and odor-causing substances is prohibited anywhere in the house!


  • 3. Cleaning:

House and property are to be kept in a clean and tidy condition. No rubbish, leftover food, grease or other objects that could lead to blockages in the sewage system may be disposed of through the drain lines – especially in the bathroom, kitchen and toilet. 


  • 4. Garbage:

The rubbish generated in the household may only be disposed of in the rubbish bins and containers provided for this purpose, this is located under the stairs outside (under the entrance door). Hazardous waste and bulky goods must be disposed of separately according to city regulations and do not belong in the in-house garbage cans. Garbage must be separated consistently and properly in accordance with official regulations.

  • 5. Airing & Smoking:

The house is to be ventilated regularly by opening the windows. The house can also be sufficiently ventilated in the cold season by opening the windows. Smoking is prohibited in the entire building! Turn off the air conditioning when not in use. Please avoid running the climate unnecessarily.


  • 6. Vehicles/garage:  

Charging electric vehicles is not allowed. The garage must always be kept closed. Oil changes and repairs of motorized vehicles are not permitted on the property and courtyard. When driving through the garage entrances and the parking spaces, walking speed must always be observed. Bicycles may only be parked in the garage.


  • 7. Children:

Parents/guardians are liable for children. The gaming needs of children must be adequately taken into account. For safety reasons, however, they are not allowed to stay in the basement, underground garages or similar communal facilities.


  • 8. Pets:

Pets are generally allowed. However, care must be taken to ensure that they are not unattended in public areas. Owners are encouraged to immediately remove impurities caused by their pets.


  • 9. Washing order:

After using the washing machine, you should make sure to leave it clean. 


  • 10. Commercial use:

Commercial use of the rental premises is not permitted. The house may only be used for advertising purposes after consulting the owners.

  • 11. Disregard of the house rules:

In case of disregard and violation of the house rules, you will receive a warning. In the event of multiple warnings, the landlord is allowed to terminate the tenant without notice.


  • 12. Right of amendment:

These house rules may be changed at the discretion of the landlord.
