House rules
The applicable rights and obligations apply to all residents of this building. We therefore ask that you comply with these house rules.
1. Rest periods and noise protection
Parties and events are not permitted. Each tenant is responsible for ensuring that avoidable noise is kept to a minimum in the apartment, the house, on the terrace, and on the property.
Special consideration must be given to the peace and quiet between 10:00 PM and 7:00 AM. During this time, radios, televisions, loudspeakers, etc., must be operated at a low volume. Quiet hours apply all day on Sundays and public holidays.
2. Security
- For security reasons, front doors and patio doors must be kept closed at all times between 10:00 PM and 6:00 AM.
- Escape routes (house and terrace entrances, stairwells and hallways) must not be blocked. Strollers, walkers and wheelchairs are permitted, provided they do not obstruct the routes.
- House and patio doors must always be locked in such a way that they cannot be opened from the outside without a key.
- During the colder months, windows in the basement, attic, and stairwell must be kept closed. All windows must be closed in case of rain or storms.
- Gas or water damage must be reported immediately to the responsible utility company and the landlord if it is apparent.
- If you smell gas, do not enter the room with the lights on. Do not operate any electrical switches. Open windows and close the main gas shut-off valve!
- Charcoal grilling is generally not permitted on the balcony. A grill is available on the terrace.
- The storage of flammable, highly flammable or strongly smelling substances is prohibited throughout the entire house!
3. Cleaning
The house and grounds must be kept clean and tidy at all times. No food scraps, oils, fats, or other materials may be disposed of down drains – especially not in the bathroom, kitchen, or toilet, as this can cause blockages.
4. Waste disposal
All waste must be disposed of exclusively in the designated waste bins and containers (these are located outside under the stairs, directly below the entrance door).
Hazardous waste and bulky waste must be disposed of separately according to local regulations and do not belong in household waste bins. Waste must always be separated properly and in accordance with regulations.
5. Ventilation & Smoking
- The apartment should be ventilated regularly by opening the windows – even in the cold season.
- Smoking is prohibited throughout the entire building!
- Please turn off the air conditioning when you do not need it and avoid unnecessary operation.
6. Vehicles & Garage
- Charging electric vehicles is not permitted.
- The garage must be kept closed at all times.
- Oil changes or repairs to vehicles are not permitted on the property.
- When entering and exiting the garage and in the parking areas, walking speed must be maintained.
- Bicycles may only be parked in the garage.
7. Children
Parents or guardians are responsible for their children. Children's need to play should be given due consideration. However, for safety reasons, children must not be left unattended in the basement, garage, or similar communal areas.
8. Pets
Pets are only allowed by prior arrangement. Please ensure that animals are not left unattended in common areas. Any mess made by your pet must be cleaned up immediately by the owner. Dogs are not allowed on the beds to ensure cleanliness and hygiene.
9. Laundry regulations
After using the washing machine, it must be left in a clean condition.
10. Commercial use
Commercial use of the accommodation is not permitted. Use for advertising purposes is only allowed after consultation with the owner.
11. Disregard for the house rules
Violation of these house rules will result in a warning. In case of repeated misconduct, the landlord is entitled to terminate the tenancy without notice.
12. Changes to the House Rules
The house rules can be changed or supplemented by the landlord at any time.
